Abstract
In recent years, gentrification has been a much-discussed phenomenon pointing to the transformation of old, rather deprived urban neighborhoods into middle-class quarters through mechanisms of both the supply and demand theories. New investments by private individuals, building groups, or the government revitalize the quarters physically, socially, and economically. The young middle class is subsequently attracted to the city and settles in those areas. In the longer term, however, this can lead to the displacement of the socio-economically weaker original residents due to the ensuing rise in real estate value. Through various initiatives, such as urban renewal, Ghent policymakers are striving to lure young families and middle-class inhabitants back to the city and revive disadvantaged neighborhoods. It is assumed that the latter would lead to less socio-economic segregation and more sustainable communities, and that the benefits of gentrification would be passed on to the low-income residents (Van Bouchaute, 2012). However, there has not yet been any systematic research involving gentrification’s effect on neighborhoods in Ghent. As such, certain questions remain unanswered. Therefore, this purpose of this thesis is to shed light on the meaning of gentrification in Ghent. To begin, this dissertation investigates in which neighborhoods of the 19de eeuwse gordel in Ghent the process of gentrification occurred. Second, this thesis examines gentrification’s effect on the identified neighborhoods based on the evolutions of demographic, socio-economic, and housing indicators. The ultimate aim of this thesis is thus to determine the impact that gentrification has on the neighborhoods of the 19 de eeuwse gordel in Ghent. This insight might provide a better comprehension of the gentrification process in a non-global city, and will hopefully lead to a better understanding regarding which new public policies should be enacted to increase the socio-economic benefits in a gentrified neighborhood.
